Portland Condo Sales over One Million Dollars are increasing

Portland condo sales of  luxury condos for over a million dollars is doing very well. 2012 sales of one-million-plus condo properties increased  267 percent over 2011. From 12 units to 32 units sold.

The first quarter of 2013 showed nine million-dollar-plus condos sold. The average million-plus sold price for the first four months of 2013 was $1,170,000. While the average price per square foot $491. The average square footage was 2,506.

    • Number of bedrooms: eight 2-bedrooms, one 3-bedroom, one 4-bedrooms
    • Average size: 2,275 square feet
    • Location: 2 in Northwest District, 4 in Pearl District, and 4 in South Waterfront

As you can see all of the top ten most expensive condominiums are on the west side of Portland. All are close-in to the Willamette River. Four of the top ten are on the river bank in South Waterfront. The reason for this is the vast majority of our condo buildings, especially luxury condo buildings are on the west-side. The Pearl District and the South Waterfront are made up entirely of condominiums. West-side condos are also newer. Most are built from 1996 to 2008.

Five of the the top ten most expensive condos reside in LEED certified green buildings.  The Encore, The Meriwether and Atwater Place are LEED certified green buildings. LEED certified building are more expensive to built and more expensive to buy.

We all know that real estate is local. Right down to the neighborhood you live in. Let’s start at the city level, Portland’s average home price rose 18.4 percent over same month last year per the Regional Multiple Listing Service. Case-Shiller Home Price Indices has a 9.4 percent increase for February over same month last year.

The next level is your neighborhood. Number of Real estates sale volume and average prices are not the same over the entire city.  So how hot is your neighborhood?

The Encore Condos are now 89 percent sold out. Nineteen Encore condos are left out of 177 condominiums. This Portland condo building was completed in 2008. Yes, it has been a long haul. The Portland condo real estate recession had taken that big step off the cliff before the Encore was finished. This ensured a lengthy time period to sell-out, due to no fault of the Encore. The Encore is a quality Portland condo building with high-end finishes and amenities.

The last 19 condos range in size from 890 to 2,521 square feet. Asking prices range from $393,000 to $2,020,500. One bedroom to three bedrooms; something for everyone. The Fields Park appears to be on schedule for completion this March. Fields Park will be the backyard of the Encore.

South Waterfront’s Atwater Place condos is the second Portland condo project near sell-out; 97 percent sold. Atwater Place was finished in 2008. Only seven luxury condos remain out of  214.

The remaining condominiums range in price from $545,000 to $1,070,000. All are two bedrooms with two to three baths .

Rumors have been circling about the a new Portland condo building in the planning stage by Hoyt Street Properties. January’s Northwest Examiner broke a story about Hoyt planning to break ground on a luxury condominium building on NW 11th between Overton and Northrup. I called Hoyt Properties and was told that they are still running all he figures to see if the time is right for a new Portland condo building. This is not a sure-thing yet.

It has been a long journey to the end. Atwater Place condos located in Portland’s newest neighborhood, South Waterfront,  is almost sold out. Only 9 luxury condos are left to a complete sell-out.  Sales began on June 18th, 2006. The building was completed in 2007-2008. Standing tall at 22 stories with 212 luxury condos it is now approximately 94 percent sold. Search all Atwater Place condos listings, new and resales here.

It is no reflection on the Atwater Place condos that it took six years to sell out. The Atwater Place building and individual condos are absolutely beautiful. 843 new condos in the South Waterfront neighborhood came on the market at the time of our real estate collapse. Real estate loans were difficult to get and most people were staying in place. And buying a new condo in a brand new downtown Portland neighborhood was unthinkable to most people.

Three high-rise luxury condo buildings on the banks of the Willamette River were completed in 2006 – 2008 with a total of 843 condos. The South Waterfront neighborhood has the advantage of river views and close proximity to downtown Portland. The South Waterfront Greenway trail runs along the Willamette River, so you can enjoy walking, biking and running steps out your front door.

Times are changing; slow but changing. So out of the 843 new condos in South Waterfront only 9 are left to sell. I just had someone I knew ask me if the South Waterfront was coming back. My answer is it never left. It did have a very rocky beginning because of the economy, but now the South Waterfront is in the planning stage for new buildings for all types of residential living. And Oregon Health & Science University (OHSU) ran out of room on its upper campus is expanding along the river.

South Waterfront is a neighborhood designed for large-scale, high-density living on the river with recreational access to the river. Meriwether condos is made up of two high-rise condominium towers and 17 street-level townhouses on the banks of the Willamette River in the South Waterfront district. Completed in 2006 it was the first residential building to open in the South Waterfront.

John Ross condos is a contemporary state-of-the-art high-rise. Located in Portland’s newest neighborhood South Waterfront.  This 31-story elliptic tower was completed in 2007.   It is the tallest structure in the South Waterfront neighborhood and the seventh-tallest building in Portland. John Ross condos is a beautiful building with 303 condos, 3 levels of parking, a total of 400 parking spaces, and stands 325 feet high.

The metallic blue building rises in an elliptical shape that looks wider or narrower from different vantage points. South Waterfront‘s Atwater Place condos sold more Portland condos in 2011 than any other condo building in 2011. A total of 37 sold and closed homes. This 212 unit condo building is now 80% sold; 38 homes remain to be sold. As of March 2013 only six never sold condos remain.

30 of the 37 units sold were new construction. The  other 7 were resales. Atwater Place condos is the last of the three South Waterfront neighborhood condo buildings left with new sales. The John Ross sold out last year.

Atwater Place was completed in 2008; John Ross was completed in 2007. The first condo building completed in the South Waterfront area was the Meriwether competed in 2006 and sold out some years ago.

There was a time (not that long ago) when I had a hard time visualizing the South Waterfront condos being sold out. 843 South Waterfront condos came on the market when the real estate market started its decline. Now at the start of 2012 only 38 are left. I’m a little surprised but also happy for their success. It sure wasn’t easy or quick.

Atwater Place condos is an innovative rectangle glass tower with unprecedented river views located 125 feet from the banks of the Willamette River. This 22-story high-rise was designed by local architect and artist Thomas Hacker.
